Finding a Property

If you see a property you like, and want to view it, we can pick you up or drop you off at a location of your choice, just tell us when and where. We can meet you at any time of the day, 7 days a week. If you are still looking for the right place, just send us your requirements and you will be added to our database and kept up to date with the latest additions to our portfolio and what property perfectly matches your needs. Once you have decided on somewhere you wish to view, we will show you around and leave you with a pack, containing photographs, particulars and sign up forms.

Applying for a Property

So you’ve seen the property you like, and now you want to take it? Well, we use a new online application service, so that it is now even easier to apply for a property. We will send you the link to the form, or you can even do it over the phone at no extra cost. This means there are no forms that need to be scanned or faxed back to us – saving you time and unnecessary paperwork! We will also require a non-refundable tenancy reservation fee which is equivalent to 50% of the 1st month’s rent. The reason why this is non-refundable, is because both ourselves and the landlord will take the property from the market once it is paid. So no more viewings will take place, and the property is reserved against your name whilst referencing is carried out. If you choose to not proceed to rent the property, this money is used to compensate the landlord for loss of rent, potential new tenant, our costs (legal paperwork and credit checking). Once this has been paid, the property is taken off the market and no more viewings will take place. We will require the application forms completed in 3 working days so we can start referencing you. If you are a student, a link to an online guarantor application will also be supplied to you (we understand this may take a bit longer to get completed).

Moving In

Once the referencing has come back as accept, we will then meet to sign contracts and all necessary paperwork at the property on the check in day (if referencing does not come back accepted, we will continue with a variety of alternative options that are available as we know you want the property). Rent and damage deposit will need to be paid 7 days before move in to allow time to clear. If we are completing an inventory this will be done on the day you move in, and if your landlord has one it will be supplied with your paperwork pack. We will always try and help you in every way we can, that is why you will get an information pack on the property with extras such as which utility providers supply the property and their contact details, where to find the bin storage and what broadband supplier we recommend for your building!
